I DO NOT recommend memory care side for anyone who is a fall risk. Can't comment on assisted living side. MIL lived here ~6/2025 to 3/2026. Very poor at safety around falls which is what ultimately made us move our family member. Some events from our experience: our family member went from walking thousands of steps per day with a walker that wasn't strictly necessary upon admission to being fully wheelchair bound after many falls and injuries during her 9 months at this facility. Our family member had so many falls that I lost count - more than 5 for sure. Some were minor. One resulted in…
I DO NOT recommend memory care side for anyone who is a fall risk. One resulted in broken foot, clavicle and jaw requiring surgery. One resulted in head laceration requiring stitches. Another time no fall was reported but she had a broken hip that was not recognized as such and went untreated for at least a day (staff elevated her leg for "swelling") and it was already starting to heal by the time she was x-rayed and hospitalized for partial hip replacement. After the surgery when we visited her stabilizer was upside down totally not put where it was supposed to be and she was not set up with pain meds. She was no longer able to straighten that leg again or put weight on it. Another time I noticed she wasn't using her right hand even though it was dominant, and her hand was bruised and swollen and we never got a report of anything happening. When I asked a staff member what happened they pulled up the chart and saw a record of a fall that we weren't notified about, in which the comment said no skin tears and the patient didn't complain. She has aphasia and can barely speak so that was hardly an indication of everything being fine. Her surgeon confirmed that her fingers got broken at some point and she never got care for that so she does not have full range of motion of her fingers anymore. Pros: the staff have always been kind, polite, and accommodating in all our interactions. Many of the caregivers are genuinely warm people who are hard-working and really trying. My mostly negative review isn't meant to talk bad about them. I appreciate that when we had questions or concerns, staff took the time to listen and try to help us. We toured many facilities, and this is one of the few that doesn't just smell like ambient urine. The location is right in the heart of suwanee town center, so convenient for taking family members out for short outings. Additional cons, aside from the blatant safety concerns: disorganized, poor communication. We scheduled a day to move in and showed up with a moving truck and everyone was surprised because of a lapse in communication. One day we visited and our family member's bathroom door was no longer affixed to the frame and was left propped up against the wall in her room for a really long time despite us mentioning it repeatedly. More minor care was also not great - her fingernails were allowed to grow really long and her teeth were often gunky looking. There are some activities that residents participate in, but we also witnessed quite a bit of just sitting there doing nothing. A caveat: we saw rapid leadership turnover in memory care and someone we thought was quite competent is getting put in a leadership role - so hopefully things will improve and our experience will not be relevant for future residents. I understand that falls happen sometimes, but the rate of falls and injury and handling of those injuries in our time at the memory care facility was very unacceptable and we had to pull out our family member before anything else could happen to her and hasten her decline even more. It became clear to us that it was not a safe environment for her and we had no peace of mind until she relocated. I felt like I couldn't in good conscience not share our experience so others can make an informed decision. I hope things improve, I wish the new leadership all the best.
The Overlook at Suwanee is truly a standout in senior living—an exceptional community that blends warmth, professionalism, and an unwavering commitment to resident care. From the moment you walk through the doors, you can feel the difference. The environment is welcoming, beautifully maintained, and thoughtfully designed to feel like home rather than a facility. From the moment you walk through the doors, you can feel the difference. The environment is welcoming, beautifully maintained, and thoughtfully designed to feel like home rather than a facility. Every detail—from the cleanliness to the inviting common areas—reflects pride and intentionality. What truly sets The Overlook apart, however, is the team. The staff consistently go above and beyond, treating residents with genuine compassion, dignity, and respect. You can tell they don’t just see this as a job—they are deeply invested in the well-being and happiness of every individual who calls this community home. Communication is strong, responsiveness is excellent, and there’s a clear culture of accountability and care. The quality of life for residents is outstanding. Activities are engaging and purposeful, creating a true sense of community and connection. Dining is another highlight—meals are not only well-prepared but also thoughtfully presented, making each dining experience enjoyable and social. From a leadership standpoint, the community operates with a high level of professionalism and consistency. There is a clear standard in place, and the team shows up every day committed to maintaining it. That kind of leadership translates directly into better care, better service, and a better overall experience for residents and families alike. If you are looking for a senior living community where residents are genuinely valued, families feel confident and informed, and excellence is the standard—not the exception—The Overlook at Suwanee is an outstanding choice.
The executive director at this assisted living community is fantastic and truly exceptional at her job. Her leadership is evident in the way the entire community runs so smoothly and in the positive, caring atmosphere throughout the building. She is always professional, compassionate, and attentive to both residents and families.
Great place for older independent living, or assisted living. We moved my MIL there, as was diagnosed with Alzheimer’s, and this was a nice place with a lot of amenities for elderly.
On hold for 20 minutes and counting! Residents are being neglected.
Update: recent 5 star review from Vanessa is an employee/vendor. Saw her today & also previously. If you care for your family and/or friend, DO NOT allow your loved one to live here! I was hired by the family to care for a cat. Every week, the staff would involve me in their job duties/problems. The STAFF would tell me someone needs to come & feed the resident (my client) aka she had broken her arm. I reminded them several times, I am not family. Hired help for the cat! Then the residents' started telling me, they were worried about my client not being feed by staff. I started volunteering to make sure she ate because I have compassion & care. I spent a lot of hours volunteering in her time of need aka the staff was not doing it! I never complained about it... From the day I started, the residents room had a strange odor. The staff blamed the odor on the cat. I kept telling them for months, it's not from the cat. In October, the smell got so bad, you could smell it, two floors away. I almost got sick from it. Other residents were complaining about the odor too! When I arrived/checked-in at front desk, the staff immediately targeted me & complained about the smell being awful. Again, I told them, it's not from the cat!!! The front desk person said, "everytime it rains, the odor get's bad." Does anyone here have common sense? If it happens everytime it rains, that means, there is an internal issue! I immediately reported to the family the safety concern of the air quality. I had to do their job again for them! I found the odor was coming from the kitchen sink plumbing. I had to make them write up a work order or they would have kept blaming the poor cat & my services! I was right = plumbing issues..... Also I have reported to staff about the broken window & carpet needs to be cleaned several times. The family has reported internet issues & the vent door being dirty as well. As of today, still not done! They would rather turn the heat on full blast vs fixing the window..... Out of retaliatation, the maintenance guy said, "I was leaving cat litter in the floor of the trash shoot." WOW! I have NEVER seen a maintenance guy except once in the front lobby. How does he know what resident I work for & what I look like? No cameras in the hallways. The fact of the matter, I have NEVER left trash on the floor.... The following Monday the front desk person apologized for their treatment. Then on Wednesday, my client was in the lobby watching TV. I said hello to her & said, I would be back after I take care of kitty. I was in the room cleaning the cat area & a caregiver walks in. She opened the closet door grabbing stuff & asked me what's going on 3x. I came out of bathroom & said, are you talking to me? She said, yes! My client/resident said, you pressed her emergency button. I said, no. Once again, common sense!? There were several employees in the lobby within 5 feet of my client; why would I press an emergency alert button hanging from a residents neck & leave? I doubt my client knows my name & barely says more than 2 words due to her condition. I feel the caregiver followed me on purpose & made the story up! A few days after the alert incident, I see my client in the lobby. I say hello & go upstairs. I see they have not been following doctor orders & have NOT used her brace. There is a sign on her door, must wear brace everyday. I contacted my client to ask about it, since I have barely seen her wear it, she said, 100% should be wearing brace. It's amazing, the staff is in/out of the room several times a day & does not think the previous odor is a concern or not eating/feeding her or wearing her medical brace is important! Then blame the cat-care-giver for their maintenance issues. The building has a lot of maintenance issues, ceiling repairs & trash shoot area stays dirty for weeks. Their behavior is unprofessional, insulting & non-caring! I told my client that I feel uncomfortable going back....if I feel this way going in to take care of a cat, what are the residents everyday experience really like?
Heartis Suwanee is truly an exceptional community! From the moment you walk through the doors, you can feel the warmth, compassion, and dedication of the entire staff. Every team member from the caregivers and nurses to the dining and maintenance staff goes above and beyond to make residents feel cared for, respected, and part of a family. The environment is always clean, bright, and full of positive energy. You can tell that everyone here genuinely loves what they do and takes great pride in their work. The leadership team is hands-on and approachable, always ready to listen and ensure that residents’ needs are met with kindness and attention to detail. A special shout-out to the Activities Director, whose creativity and enthusiasm truly make Heartis Suwanee shine! She pours her heart into every event and program from themed parties and live music to fitness classes and creative workshops making sure there’s something fun and meaningful for everyone. Her ability to connect with residents, encourage participation, and bring joy into daily life is nothing short of amazing. She’s the heartbeat of the community and has helped create a vibrant, inclusive atmosphere where residents stay active, social, and happy. If you’re looking for a place where your loved one will not only be well cared for but also truly loved and engaged, Heartis Suwanee is it. The staff’s compassion and dedication make all the difference, and we are so grateful for everything they do each and every day.
I’ve recently heard that the Memory Care Activity Director, Fadua is no longer with the community. If I am being completely honest, it’s for the best. While she was polite and pleasant in person, her work ethic and involvement were very disappointing. The activities calendar always looked amazing on paper, but most of those activities were never actually happening. Every time I come to visit, residents are usually sitting in front of the TV with her but with little to no interaction or engagement. Fadua often seemed distracted and uninterested in her work, which is heartbreaking to see in a memory care environment where daily stimulation and attention are so important. This isn’t meant to be a slander review but it’s just the truth from what my family witnessed over time. I hope this review can be an eye opener and publicize to the new team how important stimulating the residents with dementia and Alzheimer’s actually is! Memory care residents deserve someone who brings energy, compassion, and creativity into their days, not just someone physically present. We truly love this community and the care team overall, they do a wonderful job. The activities in memory care are just lacking. Hopefully, with the new company taking over, leadership will find someone who truly wants to make a difference and love what they do!Bringing the joy and interaction these residents deserve.
